Purpose La Casa VII explores how preservation-driven development can reshape the way cities approach neighborhood revitalization. Through research and community-centered thinking, the project examines strategies that strengthen business corridors, reduce displacement, preserve cultural identity, and encourage thoughtful investment in existing communities.
MODEL
Model La Casa VII operates from the belief that preservation and development should work together not in opposition. Our model integrates adaptive reuse, neighborhood business activation, and cultural storytelling to strengthen local economies, preserve architectural character, and reduce unnecessary displacement. The goal is to encourage revitalization that creates long-term value for both neighborhoods and the people who already call them home.

By working alongside preservation organizations, historic districts, entrepreneurs, and community partners, the initiative explores how people, place, and preservation intersect to shape resilient communities and cultural tourism.

The Creator
Hi, I'm Rebeca Cruz-Esteves.
For most of my career, I've led complex projects across the nonprofit, corporate, and public sectors, collaborating with government agencies, businesses, and community organizations to advance economic development, neighborhood investment, and strategic initiatives. While serving in the Pennsylvania Army National Guard, I also restored and managed a rental property in one of Philadelphia's historic neighborhoods, where I began to see how thoughtful investment, preservation, and local businesses could strengthen communities without erasing their character.
In 2020, my husband and I purchased our first home in a historic Philadelphia neighborhood and welcomed our daughter into the world. Shortly afterward, a significant health event required me to rethink not only my future, but the kind of work I wanted to dedicate it to.
As I continue rebuilding and recovering, I've returned to the ideas that have always inspired me: adaptive reuse, historic preservation, and community-centered development. La Casa VII grew from that vision. Today, it serves as a platform to research, document, and explore preservation-driven approaches to neighborhood revitalization through storytelling, collaboration, and thoughtful development.
